The garden had become a wild, overgrown jungle with poor soil drainage and shifting boundary grades. The client wanted to reclaim the outdoor space, requiring heavy clearance and a level, multi-functional patio area for outdoor dining and family gatherings.

The Result

Our team performed complete site leveling, excavated to 150mm, and installed a robust MOT Type 1 sub-base to handle the heavy London Clay. We laid calibrated Autumn Buff Indian Sandstone (featuring warm buff and grey tones) with SBR slurry priming on a full wet mortar bed, finishing it with an elegant sandstone jointing compound.

Deep Excavation

We excavate to a minimum depth of 150mm. This is vital to remove soft topsoil and lay a thick structural foundation that will not sink or shift under the weight of furniture or changing seasons.

Sub-Base Engineering

We install a compacted MOT Type 1 aggregate sub-base, creating a highly stable "floating" platform. This is especially critical in areas with heavy London Clay soil (like Eltham and Croydon) to mitigate shrinking and swelling.

SBR Slurry Priming

Every single sandstone slab is back-coated with SBR polymer bonding slurry. Sandstone is porous; without this barrier, it absorbs water from the cement bed, leading to permanent, ugly moisture framing and lifting.

We lay the slabs on a full, continuous 4:1 sharp sand and cement wet mortar bed. We never use the "dot-and-dab" (spot bedding) method, which creates hollow cavities where water collects, causing freeze-thaw cracking.

We seal the joints with professional-grade, weather-proof compounds. Once the mortar has fully cured (4-6 weeks), we apply a high-quality, breathable impregnating sealant to protect the stone against oil, wine, and algae.

Natural sandstone is an organic stone that reacts to its environment. Following a simple seasonal routine keeps the patio looking spectacular:

  • Spring Cleaning: Give the patio a deep clean after winter using warm water, a pH-neutral detergent, and a stiff brush. This easily removes dirt and surface grime without eroding the sealant.
  • Clear Organic Debris: Sweep away fallen leaves, grass cuttings, and organic matter promptly during autumn. If left damp on porous sandstone, tannins can leach from leaves, leaving dark brown organic stains.
  • Avoid Acid Cleaners: Never use acid-based brick cleaners, bleach, or wire brushes on natural sandstone. Acid reacts chemically with the iron minerals inside the stone, causing permanent rust-like discolouration.
  • Resealing Schedule: To keep moisture absorption at a minimum, reseal your sandstone patio every 2 to 3 years with a high-performance, breathable impregnating sealer.

Does Indian sandstone need to be sealed?
Yes, natural sandstone is a porous sedimentary rock and must be sealed to protect it from organic staining, algae growth, and water ingress. We recommend applying a premium, breathable impregnating sealant approximately 4 to 6 weeks after installation. This allows any natural salts (efflorescence) to escape before sealing and protects the stone's vibrant color tones for years.
What is the difference between calibrated and uncalibrated sandstone?
Calibrated sandstone slabs are mechanically shaved to a consistent thickness of exactly 22mm. This ensures a uniform profile that makes the installation process faster and far more precise. Uncalibrated stone varies in thickness (ranging from 15mm to 30mm), which can lead to uneven joints, rocking slabs, and triphazards if not laid by highly skilled stonemasons.
Why do some sandstone patios get damp patches on the edges?
Damp patches, also known as 'picture framing', occur when moisture from the mortar bed is absorbed by the porous edges of the natural stone. This is a common issue with poor installations where contractors fail to apply an SBR slurry primer coat to the back of the slabs or use a spot-bedding (dot-and-dab) method. We apply SBR bonding slurry to create a barrier and lay on a full, continuous mortar bed to prevent moisture transmission.
Is Indian sandstone slippery when wet?
Natural Indian sandstone has a naturally textured, riven surface that provides excellent slip resistance, even in wet UK weather. However, if left unsealed and unmaintained, algae or moss can grow in the stone's pores, creating a slippery layer. Regular cleaning and sealing will maintain the stone's natural grip.
