What Our Waltham Forest Site Survey Looks At

Planning, Conservation Areas and Trees: What to Check Before Building a Deck in Waltham Forest
Under the Planning Portal rules, garden decking is normally permitted development if it is no more than 30cm above the ground, covers no more than 50% of the garden together with any extensions and outbuildings, and is not forward of the front wall of the house. A raised deck above 30cm, or any decking within the grounds of a listed building, needs planning permission, and in a conservation area decking at the side of the house is not permitted development either.
Waltham Forest has conservation areas across the borough, including Walthamstow Village, designated in 1967, and the council has Article 4 directions in place across most of its local conservation areas. These restrict permitted development rights for houses, so a deck that would normally need no permission may need it, and you should check before you build.
